Scope in writing, always
We will not start on a verbal description of the work. It protects the client more than it protects us — an agreed scope is the only thing that makes a variation arguable later.
Elite M Pty Ltd is a proprietary company registered in Western Australia, working with commercial premises across the Perth metropolitan area.
Elite M Pty Ltd operates from Western Australia's south-eastern commercial corridor — the belt of light-industrial estates, warehousing and business parks that runs through the 6107 postcode and out along the Perth metropolitan area's eastern approaches. It is the part of Perth where most of our clients' premises sit, and it is close enough to reach a site the same day when something needs attention.
We are a support business rather than a single trade. Our work is making sure commercial premises get attended to on a schedule, that the cost of that attendance is known in advance, and that there is a document at the end of it. That document is what a landlord, an insurer, an incoming tenant or an auditor eventually asks for, and it is usually the thing nobody has.
The company is registered with the Australian Business Register and the Australian Securities and Investments Commission. Our ABN and ACN are published on every page of this site so that anyone considering engaging us can verify the entity first.
We will not start on a verbal description of the work. It protects the client more than it protects us — an agreed scope is the only thing that makes a variation arguable later.
A quotation that only lists what is included is half a quotation. We state what is outside the figure so the number you approve is the number you plan around.
If a site needs a licensed specialist or a scope we cannot properly resource, we say so and step back rather than stretch to cover it.
Anything found on site that changes the cost, the timeline or the safety of the premises goes to the client the same day, before it becomes an invoice surprise.
You deal with the person who scoped the job. Nothing about a site is re-explained to a second person halfway through the work.
We work the Perth metropolitan area. If a site falls outside where we can reliably attend on schedule, we tell you at the enquiry rather than at the first missed booking.
The common thread is not the industry. It is that someone — an owner, a tenant, a manager, an agent — has to answer for the condition of the site and needs the paperwork to do it.
Send us the address and what has been going wrong. We will tell you plainly whether it is work we should be doing.
