Services

Six areas of support for commercial premises in Perth.

Each one is quoted against a written scope and closed out with a written report. Engage one of them or hand us the whole site.

What we cover

Pick the piece you are missing.

Most enquiries start with one recurring problem — an unmaintained site, a job nobody is coordinating, or a compliance file with gaps in it.

S-01

Commercial site services

Scheduled and reactive attendance for offices, retail tenancies, warehouses and light-industrial units. The routine work that keeps a premises presentable, safe to occupy and operating without interruption.

  • Planned and callout attendance
  • Common area and tenancy work
  • Access and key management by arrangement
  • After-hours scheduling where trading hours require it
S-02

Planned maintenance programs

A twelve-month schedule built from a walk of your actual site rather than a generic checklist, so recurring tasks are booked, costed and reported instead of remembered.

  • Site-specific task register
  • Annual schedule with costings per task
  • Per-visit written reporting
  • Annual review before the schedule rolls over
S-03

Project coordination

One point of contact across the trades and suppliers on a job. We program the sequence, hold the dates, chase the parts and close out the handover paperwork at the end.

  • Program and sequencing
  • Trade and supplier liaison
  • Site access and induction coordination
  • Handover documentation pack
S-04

Fit-out and refurbishment support

Support through a tenancy change — stripping out, staging the works around a trading business, and getting the premises back to the condition the lease actually requires.

  • Strip-out and make-good coordination
  • Staged works around trading hours
  • Condition records before and after
  • Defect list and close-out
S-05

Compliance and reporting documentation

Keeping the site file straight — dated records of what was inspected, attended and rectified, assembled so it can be handed to a landlord, an insurer or an incoming tenant without a scramble.

  • Attendance and rectification records
  • Consolidated site file per premises
  • Outstanding-items register
  • Reporting issued to you with each invoice
S-06

Procurement and supply coordination

Sourcing the materials, fittings and consumables a site needs, with lead times confirmed before an order is placed rather than discovered after the trade is already booked.

  • Sourcing and comparative pricing
  • Lead times confirmed in writing
  • Delivery scheduled to the works program
  • Consolidated ordering across sites
Engagement

Three ways clients set this up.

There is no minimum contract term and no bundled retainer you have to buy into before we will look at a site.

  • One-off scope — a single defined job, quoted and closed out
  • Program — a twelve-month schedule with agreed rates per task
  • Call-off — an agreed rate you draw on as sites need attention
01 Enquiry Send the site address, access hours and what needs doing to [email protected].
02 Site walk We attend, agree the scope and note anything that changes the price.
03 Written quotation A fixed figure with the exclusions stated. Nothing proceeds until you accept it.
04 Works and report Scheduled attendance, then a written record issued alongside the invoice.
Scope limits

What we will tell you we are not the right people for.

Being clear about this at the enquiry saves everyone a wasted site visit.

Licensed specialist trades

Work that must be carried out or certified by a licensed practitioner is referred or coordinated, not performed by us in place of one.

Emergency response

We schedule reactive attendance, but we are not a 24-hour emergency service. If a site needs one, it needs a dedicated provider.

Sites outside our coverage

Our coverage is the Perth metropolitan area. Regional Western Australian sites are declined rather than serviced unreliably.

Next step

Send the site and the problem.

Address, access hours and a short description is enough for us to tell you whether it is work we should be quoting.
